Form 12BB — the declaration that sets your monthly TDS

Form 12BB is the statement you give your employer listing the exemptions and deductions you expect to claim — rent paid, home loan interest, investments, insurance. The employer uses it to decide how much tax to deduct each month. It is an employer-facing document; it is never filed with the department.

What it covers

House rent paid, with the landlord's PAN where annual rent exceeds ₹1,00,000. Leave travel concession. Interest on a home loan, with the lender's details. Deductions under Chapter VI-A — investments, insurance premiums, education loan interest and so on.

These are all old-regime items. If you are taxed under the new regime, most of them have no effect on your TDS because they are not available.

Worth knowing

A missed Form 12BB costs you cash flow, not the deduction

People who miss the declaration window assume the deduction is gone for the year. It is not. The return is where deductions are finally claimed, and anything omitted from Form 12BB can be claimed there instead — the excess tax deducted comes back as a refund. What you actually lose is the use of your own money for up to a year, which matters but is not the disaster people fear. Conversely, declaring investments in April that you never make produces the opposite problem: too little TDS all year and a balance payable in July.

Questions we get asked

I forgot to declare my rent. Have I lost the HRA exemption?

No. Claim it in the return on the actual rent paid. Keep receipts, and the landlord's PAN where annual rent exceeds ₹1,00,000.

Do I send Form 12BB to the Income Tax Department?

No. It goes to your employer only.

Does it matter under the new regime?

Much less, because the deductions it declares are largely unavailable there. Rent and home loan interest on a let property still have some relevance.
